The Owners Portal is the Members area of our website. It is where Privateer Commons keeps the documents meant for owners only (meeting minutes, financial statements, forms, and rules and regulations), along with the community calendar. If you are looking for any of those, start there. If you are trying to get in and cannot, the short version is: check the address and your caps lock, try once more on your own device, and then contact One Source Property Management, our management partner. The details for each step are below.
What the Owners Portal is for
Our site has two sides. The public side, starting at the Privateer Commons home page, gives a brief overview of the community, the amenities, a photo and video gallery, and contact details for management. It is written for residents, guests and people thinking about buying here.
The Members area is for owners. Minutes, financials, forms, rules and the community calendar sit behind a sign-in because they concern the people who own here and the association's business, not the general public.
The footer at the bottom of every page links to the Members area, and straight to Meeting Minutes, Rules & Regulations and Events. If you have landed somewhere unexpected, scrolling to the footer is the fastest way back.
Signing in, and what to do when the password box keeps coming back
The Members area lives at www.privateercommons.com/members/. Once you have reached it, bookmark it. Owners who only check in a few times a year tend to lose the address between visits, and a bookmark saves the hunt.
The Members area uses an owner login provided by the board. If you do not have it, contact One Source Property Management (details below).
If the password box keeps reappearing, or you see an access-denied page, the site is telling you the sign-in was not accepted. A few things cause most of these:
- Caps lock. Passwords are case sensitive. Check the key before you retype.
- Phone keyboards. Many phones capitalize the first letter of whatever you type. Watch the first character.
- Pasted passwords. Copying from an email or note can bring along an extra space at the start or end. Type it by hand instead.
- An old saved password. If your browser saved a previous password, it may keep filling it in. Clear that saved entry, or open a private or incognito window and type the password fresh.
If two careful attempts do not work, stop and ask for help rather than guessing repeatedly.
Avoid signing in on shared or public computers, such as a hotel business center or a library terminal. If you have no other option, do not let the browser save your password, and close the browser completely when you are done.
If you do not have the owner login, or it still does not work, contact One Source Property Management at 941-923-2323 or lissetteh@onesourcemgmt.com. Give your name, your unit, and a description of what you see on screen.
Notices and board meeting announcements
Time-sensitive notices are posted in the Important Notices section of the Members area. The community calendar is there too, so it is a good first stop when you want to know what is coming up. If you have heard about a meeting or a notice and cannot find the details, ask management to confirm the date, time and place rather than relying on word of mouth from a neighbor.
When you do find a meeting announcement, read the agenda ahead of time. It tells you what is up for discussion, and it gives you a chance to send a question to management before the meeting instead of raising it cold.
Financial statements and adopted meeting minutes
Financial statements can look dense, but most owners only need a few things from them:
- Income and expenses against the budget. This shows whether the association is running close to plan for the year.
- Reserve balances. Reserves are money set aside for large, predictable costs. On a beachfront property, salt air and sun wear down paint, metal, roofing and pool equipment faster than inland, so reserves matter here.
- Anything marked as a variance or note. These usually explain why a line item came in higher or lower than expected.
Meeting minutes are the official record of what the board decided. "Adopted" minutes are ones the board has approved as that record. Minutes summarize decisions and motions rather than every word said. Minutes are generally approved at a later meeting, so the record of the most recent meeting may not appear right away.
If a record you need is not in the portal, management handles records requests.
Forms, rules and regulations
Association forms usually cover the practical moments of owning a condominium: changes to a unit, leasing or selling, updating your contact details, and similar requests. Look in the Members area for the form you need. If you do not see it, contact management before starting the work or the paperwork.
The rules and regulations are worth reading before you plan anything that touches shared space or your neighbors: renovations, contractors, hosting guests, moving furniture in or out, or using the pool, hot tub, beach, courts and grills. Rules can be updated over time, so read the current version in the Members area rather than an old printout kept in a drawer.
The community calendar and how to reach management
The community calendar lives in the Members area alongside the documents. It is the easiest way to check events before you plan around them.

Frequently asked questions
What does it mean when I see an access-denied or "401" page?
It means the site did not accept the sign-in details it received. It does not mean anything is wrong with your ownership. Most of the time it is a typing issue or an old saved password being filled in automatically, so try a private browser window and type the password by hand before contacting management.
Where do I get the owner login?
The board provides the owner login. If you do not have it, or it no longer works, contact One Source Property Management at 941-923-2323 or lissetteh@onesourcemgmt.com.
What if the document I need is not in the portal?
Contact One Source Property Management, who handle records requests for the association. Say which document you need and roughly what date or meeting it relates to, which makes it easier to find. You can reach them at 941-923-2323 or lissetteh@onesourcemgmt.com.
Can I sign in while I am traveling?
Yes, the Members area is part of the website, so you can reach it from wherever you are. The safer way is your own phone or laptop rather than a shared computer. If you are on hotel or airport Wi-Fi, avoid saving the password in the browser and close the browser completely when you are done.
Can prospective buyers see what is in the portal?
The public side of the site gives an overview of Privateer Commons and its amenities for anyone, including prospective owners. Minutes, financials, forms, rules and the calendar are kept in the Members area for owners. Prospective buyers with questions can contact management through the details on the home page.
